Rest Assured Homes is a platform that introduces people who need to sell a property quickly to buyers and investors who are ready to move. We are not an estate agent and we do not take commission. Sellers chat with our AI assistant, Amelia, and buyers browse and contact motivated sellers near them.

No. Amelia is an AI assistant, and she will tell you so if you ask. She asks friendly questions, records your details accurately and reads them back for you to check. She cannot give valuations, legal advice or financial advice, and she never promises a sale, a price or a timescale.

You can chat with Amelia without an account. When you confirm your email from the link we send you, we create your account automatically using the details you gave. Buyers can register with just an email address.

There are no passwords. Enter your email address and we send you a 6-digit code that works for 10 minutes. Type it in and you are signed in. If you are new, the same code creates your account.

Check your spam or junk folder first, then use Send a new code after a short wait. Make sure you typed your email address correctly. If it still does not arrive, contact us at glenn_charles@yahoo.com.

Chat with Amelia, check her summary and confirm it. We then email you a link. When you click it your email is confirmed, you are registered if you are new, and your property goes live for 90 days. Subscribed buyers can then see it and get in touch.

It proves the email address is really yours, which protects you and the buyers from fake enquiries. Nothing is shown to buyers until you click the link.

If you need to sell within a week or two, we ask whether you would consider a slightly reduced price for a very quick sale. It is entirely your choice and not an offer. Listings that say yes are highlighted with a Quick sale tag, which can help attract buyers faster.

Yes, any time. Sign in, open Selling and choose Edit & photos to update anything. Choose Deactivate if you are no longer selling, or Mark as sold when you have sold. You can reactivate a listing later.

90 days from the moment it goes live. You can renew it from your account before or after it expires.

Never. Listings made through our assistant are free. If you prefer to add a property yourself with full address details there is a one-off fee of £49.99. We take no percentage of your sale.

No. The asking price is simply what you would like. We do not value properties, and buyers make their own offers. If you need a valuation, please speak to a qualified surveyor or estate agent.

Only you. Your listing's statistics page shows a 90-day bar chart of views, plus how many buyers saved it to their favourites. You see numbers only, never who the buyers are.

You can add up to 8 photos to each listing. Each can be up to 5 MB, in JPG, JPEG, PNG, GIF or WebP format. We crop them to a neat 4:3 shape and resize them so they load quickly.

They are permanently deleted, and deleting is final. If you reactivate the listing later you will need to upload photos again.

Anyone with an account can browse the summaries. A subscription of £29.99 a month unlocks names, phone numbers, emails, full addresses and photos. You can cancel whenever you like.

Create up to 3 saved searches (type, bedrooms, maximum price, area and distance). Every day we email you new listings that closely match, each with a percentage match, so you never miss one.

Tap the heart on any listing to save it to your favourites list so you can come back to it. Sellers only see how many buyers have saved their property, never who.

Listings are tagged NEW for a few days after they go live and appear at the top of the list. You also hear about them instantly through the bell icon in the menu.

Chatting with Amelia and listing through her is free. Buyers pay £29.99 a month for full access. Adding a property by hand costs £49.99 one-off. Payments are taken securely by Stripe.

Open Buying and choose Manage billing to cancel or update your card. Your access continues until the end of the period you have paid for.

Only subscribed buyers can see your contact details and photos, and only if you agreed to share your listing and while it is live. We never sell your information. Read our Privacy Policy for the full picture.

Yes. If you tell us why you are selling, for example probate or divorce, buyers see only the general category, never your own words.

Deactivate your listing to remove it and delete its photos at once. To close your account and delete your personal information, email glenn_charles@yahoo.com and we will deal with it as the law requires.

We work to meet WCAG 2.2 AA so the site works with keyboards, screen readers and on phones. Read our Accessibility Statement, and tell us if you hit a problem.

AI Property Search is an optional add-on for buyers, £9.99 a month on top of buyer access. You type what you are looking for in your own words, for example "a 3-bed house in Manchester under £250,000 that needs work, with a garden, from a motivated seller". The AI searches every live listing, including the descriptions, gives each one a percentage match, and tells you which look worthwhile and why. Cancel any time.

No. It is an automated opinion based only on the listing details and the figures you give it. It has no live market data, valuations or rental figures, and it can be wrong. Always check prices, condition, title and costs yourself and take independent professional advice before you buy.

An Energy Performance Certificate (EPC) rates how energy efficient a property is, from A (best) to G (worst). We look each property up on the government's EPC register by its postcode and address and show the rating and the date the certificate was registered. A certificate lasts 10 years, so you will see EPC EXPIRED if it has run out, or NO EPC REGISTERED if none was found. Subscribers get a button to open the full certificate on GOV.UK. We cannot always tell which certificate belongs to a flat in a larger building, so check the certificate matches the property you are viewing.

Before Amelia summarises your details she asks which day and time suits you best for a short phone call from our team, offering only the 20-minute times we really have free. The time is held for you and becomes booked when you click the link in your confirmation email. After we have called you and checked the details, we make your property live for buyers.

To protect sellers, buyers never see a seller's name, phone number, email or exact address. When you find a property you like, press Put my interest forward. Our team is told straight away, contacts you and the seller, and introduces you. When the introduction is arranged we can share the seller's details with you on the listing. You must complete your buyer details before you can look at properties, so we can match you properly.
